Defining Selection Criteria

Finding a home that's right for you means defining a prioritized list of criteria that meets all of your needs.  Location, price range and property type (detached house, town house or condo) are typically at the top of the list and form the framework for the search process.  Once we build the framework for your search the real fun begins - discovering your dream home!

First Time Home Buyers

For first time Buyers I provide a comprehensive "First Time Buyer's Guide" that will ensure that you have a full understanding of the entire process including a detailed description of all the costs associated with purchasing a home.  The guide covers:

  • How to find Stratas with low maintenance fees
  • Pre-approved financing
  • Property Transfer Tax (and exemptions)
  • Home Inspection Costs
  • Legal Costs
  • Subject Removal
  • Completion Timelines

Trading Up, Down or Laterally

If your purchase is due to upsizing or downsizing then you've done this before, but it is my policy to NEVER assume anything when dealing with my clients.  I am there to represent you to my best ability and that means ensuring that you are involved in, and understand each step of the process.  It is my personal philosophy that there is no such thing as "too much information" in making an investment as significant as the purchase of property.

Investment and Rental Properties

My introduction to real estate was as an investor.  Over the years I have gained extensive experience in not only how to search for the investment property that's right for you, but how to manage your asset from a business perspective.  My best advice for dealing with investment properties is to seek council from a Chartered Accountant, however, I can provide you with high level details on:

  • Recreation properties
  • Revenue generating properties and tax implications
  • Capital Gains Tax
  • BC rental rules and regulations

  • Security Code
